What does an energy certificate cost? How pricing works
Price is driven by building type, size, how good the source data is and whether several buildings are ordered together. How to compare quotes.
What an energy performance certificate costs depends on the building's type and size, how good the access to source data is, whether the inspection requires several visits, and how many buildings you order at once. We publish no guide prices — the market varies with region and year, and a general figure would be wrong in most individual cases. What can be described precisely is what you are paying for.

Why does an energy certificate cost different amounts for two identical houses?
Almost always because of the source data and access, not the houses. A house where energy statistics, drawings and heating system data are collected and where the expert gets into every space on the first visit takes considerably less working time than an identical house where the data has to be hunted down and the plant room is locked. Add that one certificate may be ordered as a one-off and the other as one of twelve in the same area — then travel time per building differs too.
Prepare the source data before requesting a quote
This lowers both price and lead time, and costs you nothing beyond half an hour:
- Details of the heating system and energy carrier.
- Energy statistics for at least the last twelve months, preferably longer.
- Area and basic building data.
- Details of completed ventilation control and completed radon measurement — both go into the certificate. See what the certificate contains.

The fourth point is a free win: with that data to hand the energy expert does not have to ask for it, and you also discover whether either of those inspections is itself overdue.
What is not included
The certificate describes the position and gives recommendations. The measures are a different budget — see the recommendations. It is also worth separating two things often bundled into one quote: the certificate, which is a legal requirement, and an energy audit or investigation, which is voluntary advice. The latter can be very valuable, but it is not what you are obliged to hold.
In a portfolio: order in groups, not as they expire
Because certificates are valid for ten years and buildings were certified at different times, expiry dates are scattered. That leads to piecemeal ordering all year round, which is the most expensive possible way to buy.
The alternative requires only one thing: knowing the expiry date per building in advance so you can group what expires within the same twelve-month period and the same area.
